Many of the big towers are either publically - - or quietly - - going rental. How many ‘luxury’ rentals can downtown Seattle or downtown Bellevue absorb? Without a loan modification, I know these rentals do not pencil unless they are somewhere between $3 - $4 a square foot, per month. $3,500 for a 1,000 square foot two bedroom apartment? I don’t think so, at least not in big numbers. The other device is the lease option. These work in a handful of cases for people with a specific shelter problem to solve (e.g. temporary job that may or may not turn into a permanent one, etc.), but we have never seen a large project be successful with merely a lease option approach. There are some beautiful midrises and towers sitting out there with hundreds of empty units. It’s a shame, but the solutions are not easy and will take months, if not years, to work out.
